  • Our goal is to create a program helping investors, like you, to become familiar with this industry.
  • So that we can maintain the supply and demand for properties, from our list of growing buyers.
  • This is only one aspect of our business, we sell to other buyers, we fix an flip properties, we help others get set-up and organized to fix and flip properties and we buy and hold investment properties for ourselves and others. 

 

HOW MUCH AM I EXPECTED TO INVEST?

  • Your investment can be as low as $5,000 and up to $10,000.
  • You also have the opportunity to roll-over your investment as often as you chose, even monthly.

 

WHAT IS MY RETURN?

  • We want to make this as worthwhile as possible and offering 18% AROI (Annual Return on Investment) on your investment.
  • In addition, we will pay a one-time bonus equivalent to 3 points, at the time of signing.
  • Expressed in dollars, if you invest $10,000 and then roll-over each month for one-year; you would have a total of $11,800; including your initial $10,000 investment.  That is also equivalent to $150 in earnings monthly.
  • Plus, the one-time bonus is equivalent to $300 paid directly to you at time of signing.

 

WHY ARE YOU PAYING SUCH A HIGH ROI?

  • This program was introduced with an investor colleague, which proved to be very successful.
  • The objective is to introduce real estate investing with the least risks and the highest returns.
  • We also want to sensitize and familiarize you in real estate investing so that you feel comfortable and knowledgeable if you wish to become a lender with a larger investment amount with our FixnFlip Program.
  • Traditionally, lenders invest up to the full purchase price and rehab costs of a project; hold security in the form of a deed and wait up to 6-months for a return on their investment.
  • Occasionally, a pool of investors, are formed together into a joint-venture agreement and the joint-venture agreement holds the security with the same 6-month timeline.

 

WHEN DO I GET MY MONEY BACK?

  • Investments are used to acquire properties and are returned on closing the transaction.
  • This time period is usually 30-days; but sometimes extensions occur.
  • Extensions usually last 10-days and occur because the Title Company is not ready to close.
  • We provide you with a statement of disbursements as EMD amounts vary per transaction.

 

WHAT GUARANTEES DO I HAVE?

  • Is an assignment contract between the buyer and the company or individual who becomes the owner?
  • A letter of direction is included with each transaction and your funds are returned by wire, directly from the Title Company.
  • You can also enter into a joint-venture agreement with us directly.  This agreement will stipulate the use, payment and return of funds; as well as having a Promissory Note attached.

 

WHAT HAPPENS IF THINGS GO WRONG AND I LOSE MY INVESTMENT?

  • Your funds are tied to a real estate purchase and sale agreement that is a legal contract with binding terms and conditions in the states of Missouri and Kansas.
  • You can have additional protection with a Promissory Note within a Joint-Venture agreement.
  • If our buyer backs out of a deal, we have up to the end of the inspection period, usually 10-days, to back out without penalty and full return of the Earnest Money Deposit.
  • We are prepared to fund the transaction and have done so, eliminating the risk of losing your investment.

 

IS THIS A SCAM?

  • You will have legal and binding agreements and contracts.
  • Our program is to encourage individuals who want to invest in real estate, a way with the least amount of risk and the most return.
  • We are registered in the State of Missouri as an LLC.
  • Some of our current lenders started in this program.
